What Are Our Investors Looking For?
There are two fundamentals in every deal assuming that the investor will purchase and then rent the property.
Discount Below Market Value
Substantial discount from genuine market value. This means today's market value that would be validated by an independent RICS valuer working for a lender. How much the discount needs to be will vary depending on type of property, price range, location and rental yield. We will discuss discount on an individual basis.
Positive Rental Yield
Rental yield - that means the property will create a positive cash flow after all costs including maximum mortgage, management fees, insurance and maintenance. In general this means a minimum gross yield of 6.5% on properties in Central London and 7.5% elsewhere. Note this is a minimum and most of the rental yields are higher than this.
