Four Strategies For UK Buy To Let Property

Axis has developed four investment strategies for UK Buy To Let property. These strategies meet the different needs of BTL investors but share one common thread... they are designed to deliver above-average profit and return on investment.

Discounted New Build Flats and Houses - The First UK Buy To Let Strategy

Description

Well located new property from reputable builders. Mostly small to medium developments with good letting potential. Often the developer is in distress and needs to sell quickly, or we source the property from receivers or liquidators.

Tenant at Purchase?

Sometimes. Increasingly we find the developer has rented new property temporarily until it is sold.

Location

Nationwide, but majority that give maximum rental yield are Midlands or North. If located elsewhere discount and yield will usually be lower. We increasingly have London buy to let property to offer clients.

Target Financials

20%-40% Below Market Value. 6%-12% gross rental yield depending on all factors

Typical Cash Requirement

Typically requires a 25%-30% deposit on the reduced investor price to purchase, plus associated fees and costs. Investment requirements start as low as £15,000 and can be as much as £100,000 for prime London property.

Axis View

Largest discounts achievable, particularly on flats. Lowest cost to buy. Low maintenance. Good balance between rental income and future capital growth. Backbone of many portfolio's, particularly for younger investors with limited investment capital and a long time horizon.

Discounted Resale Property - Flats and Houses - The Second UK Buy To Let Strategy 

Description

Houses and flats (purpose built and converted) in good locations and in good condition. Age from Victorian to almost new, including ex-local authority.

Tenant at Purchase?

Frequently. Much of this property is repossessed from previous landlords that overstretched themselves at the peak of the market.

Location

Nationwide, more availability in the North and Midlands. We actively seek London and South East properties but discounts and yields are lower.

Target Financials

10%-30% Below Market Value. 5%-12% gross rental yield depending on all factors.   

Typical Cash Requirement

Typically a 20%-25% deposit is required on the reduced investor price. This could be as low as around £18,000, plus fees and costs, with no upper limit.  

Axis View

Yields are typically a couple of percentage points lower than flats. Often tenanted, which prevents a void on purchase and confirms rentability, but makes property difficult to inspect internally. Condition more variable, expect higher maintenance. Inner city locations can be excellent and prices are usually cheaper than new.

High Yield Social Housing - The Third UK Buy To Let Strategy

Description

High yield property completely refurbished and fitted out to Government standards. Housing for vulnerable Mother and Babies, Asylum Seekers and people on Bail. Fully supervised by Government appointed Agency.

Tenant at Purchase?

Yes, always. TYpically three year contract with rental guaranteed by government agency, even when property is vacant!

Location

Government designated areas, usually Northern cities like Liverpool and Manchester

Target Financials

10% NET rental yield. Property refurbishment is extremely costly and difficult to Government standards so investors pay market value, but buy at bottom of market cycle and receive exceptional guaranteed income.

Typical Cash Requirement

Property is typically between £100,000 and £250,000 to include up to nine bedrooms! Investors will need minimum 35% deposit plus fees.

Axis View

Excellent product for investors who are cash rich and who want to the highest possible rental yield, combined with guaranteed income and totally 'hands-off' approach to investing.

The Agency has to return the property in the same condition as when they received it and will make good any damage. We work with very experienced partners who are great to do business with and deliver a first class product. The only challenge is that we have more clients than the relatively few properties made available under this scheme.

Off Plan - The Fourth Buy To Let Strategy

Description

Invest in property that is still on the drawing board, not yet built. Pay a very low price with a small deposit.

Tenant at Purchase?

No - property doesn't exist

Location

Nationwide

Target Financials

20%-40% below market value. Rock bottom pricing for investors who are prepared to commit very early in the project. We only work with reputable builders who can provide guarantees that the investor's deposit is safe and the property will be built or penalties are instigated.

Investors can either mortgage the property on completion and hold a very low cost buy-to-let property, or sell in the open market for a profit.

Typical Cash Requirement

Small deposit on a reduced investor price until construction finished - usally in 12-24 months. Typically 5%-10% at the start which could be as little as around £5K. Then 30%-35% deposit at time of completion, assuming the investor decides to keep the property.

Axis View

Off Plan purchasing was very popular up to the property crash and a lot of investors made substantial profits. Now that prices are rock bottom selective off plan investing makes sense again. It's a great way for  BTL investors to buy at the lowest possible price and contribute very little cash for a considerable time.
