The Importance of Property Sourcing

At Axis we offer our clients many benefits and one of the most important services that we provide is Property Sourcing. It also requires the most explanation.

We are offered many properties each week and generally accept around one investment opportunity from every 15 presented to us. It's important to note that Axis only accepts deals that we would buy ourselves and senior Axis staff own property in many of the locations offered to clients. There is an enormous overhead in terms of wasted time and effort which is expended on your behalf, but we only want to offer you the very best we can in terms of below market value and high rental yields.

Finding that elusive deal that meets our strict criteria includes the following:

Developing and maintaining an extensive network of sourcing contacts throughout the UK and selected areas of the USA. We have staff dedicated to doing exactly this. Their relationships have been built up over a number years.
Visiting them regularly to ensure that the relationships are on track and delivering what we need.
Reviewing a large number of deals of which most turn out to be timewasters.
Senior Axis staff visiting almost every location, including overseas.
Performing extensive due diligence to confirm legal situation, quoted market prices and rental values. It would be a waste of everybody's time if we went full steam ahead without checking out all the finer details. We don't want you to start proceeding with a property that hasn't met all of our criteria.
Negotiating the deal - discounts, timescale, quantity, 'extras' (like flooring) for our investors, exclusivity and more. It would be extremely difficult for our clients to negotiate any of the above themselves if purchasing as an individual buyer.
We research the area and give you as much information as possible regarding distance from other major towns, schools, local amenities and what similar properties in the area are selling and renting for.
Creating the Due Diligence Pack for investors, including detailed costings, forecasts, photographs and comparables.
Presenting the information to Axis clients at the earliest available opportunity and then dealing with questions and helping match the right clients with the right property.
