Rents Are On The Up!
According to RICS, a lack of new supply in rental property is pushing rents higher in the UK, which can only be good news for existing and new landlords.
Rents have risen for the past four consecutive months and are now 2.7% higher than a year ago, making the rise in rents higher than the rise in house prices.
This is a considerable improvement on April last year, when rents were falling as the lettings market became flooded with properties that homeowners had been unable to sell.
The decline in rental supply appears to have been caused by 'fair weather' landlords selling up and causing the number of new properties for sale to rise. This is good news for landlords who are prepared to hold on to their properties, as rents are set to move higher in the coming months and yield returns are likely to improve.

But beware, rising rents can also cause defaulting tenants. The vetting and reference procedure for tenants will become extremely important
they will need to be able to afford any rent increases that you put forward when they are due for renewal.
