This typically works out at an average of $400 to $600 USD (approximately £260 to £380 GBP) positive cashflow per month on a $60,000 Florida property purchase. That's the net amount of cash received, after property management, Homeowners Association (HOA) fees and city taxes etc.
For comparison, in the UK, yields average at around 7.5% gross and 5.5% net.
What's a typical investment in Florida real estate?
$35,000 to $90,000 USD (approximately £22,000 to £57,000 GBP) for luxury, refurbished condos in good Florida communities.
$60,000 to $250,000 (approximately £38,000 to £158,000 GBP) if you buy a Florida single family home.
Note that our Florida property prices are so low because you are investing in either foreclosures or distressed developer stock. Typically the former price will be around four times the price you pay. For example, a condo at $50,000 would have been previously sold at up to $200,000. Florida real esate currently offers quite remarkable value.
In a limited number of Florida locations this capital investment may be reduced by the availability of finance. Where available it will usually offer from 50% to 60% lending which is not full status lending!
Where finance is available for Florida property, your capital contribition could be as low as around £14,000 plus fees to buy a quality refurbished and tenanted condo.
