For many years, Florida has been known as a popular holiday home location. Today, as one of the top three foreclosure 'hotspots' in the USA, the availability of massively-reduced Florida real estate for sale has transformed the state into the number one choice for bargain hunting property investors.

So, what's so special about Florida property and where in the state are the optimum areas to invest? We'll answer these questions in detail, explain the best investment strategies for buying Florida real estate foreclosures and show you how to make an exceptional 100% to 300% Return On Investment (ROI) in just three to five years.

For clarification, Axis does not sell holiday property, but Florida real estate foreclosures for rent to local US tenants on long leases, typically 12 months.

Florida property prices have been hit hard since their peak in 2006. In our opinion, the 2006 peak was over-exaggerated and the current 'crash' property prices are unduly low. We anticipate values, from the Florida real estate foreclosure prices we will discuss, to realistically increase by 100%-150% in the next three-to-five years.

Bargain Florida real estate for sale is attracting overseas buyers

The current bargain real estate prices in Florida are attracting a large number of overseas investors, many of whom are purchasing tenanted condos until market values boom again and they re-sell. There is, indeed, an incredibly high demand for quality rental property in Florida, both condos and houses.

Typical prices of Florida real estate foreclosures are:

Florida Condos - $35,000 to $90,000 USD (approximately £22,000 to £57,000 GBP) for luxury, refurbished condos;

Florida Houses - $60,000 to $250,000 (approximately £38,000 to £158,000 GBP) for single family homes.

Selected investments have finance available which could reduce the investment capital to around £14,000 GBP! Most Florida purchases are currently 'cash only' deals, but we do have selected opportunities from time-to-time to buy Florida foreclosure property with financing of typically 50%-60% of the market value.

Florida investment property offers up to 12% NET rental yields!

Florida property rental yields A huge benefit for investors in Florida property is that they can anticipate extremely good rental yields and positive cashflow whiulst they wait for the market to recover and capital values to grow.

Typical rental yields are 8% to 12% net, per annum. On a property at (say) $60,000, this works out at an average of $400 to $600 USD (approximately £260 to £380 GBP) positive cashflow per month - that's the amount in your hand or bank account, after all property management, Homeowners Association (HOA) fees and city taxes etc. For comparison, in the UK, typical rental yields are around 7.5% gross and 5.5% net.

On average we expect that if you buy Florida real estate for sale you can anticipate typically double the rental return compared to a UK property, and a far greater potential for strong capital growth in the short to medium term.
