We understand that investing in property can create uncertainty and possible risks. At Axis we believe in providing as much peace of mind and security as possible for our clients. Therefore we offer a market-leading guarantee that covers all of our property investment opportunities worldwide, unless otherwise advised.

In offering the Five Star Guarantee Axis takes a measured risk, but in the spirit of building a strong relationship built on trust and confidence we are willing to stand behind the quality of the deals we offer, and the process through which your purchase is completed.
Here are the FIVE Axis Guarantees:
Guarantee One - The Cooling Off Period*
Once you have signed and returned the reservation form and paid your Axis fees in full you have a 'cooling off' period of 24 hours to change your mind. We don't want your money unless you are completely happy to proceed.
Guarantee Two - Fixed Price Purchasing*
Investor know exactly what the property price is and have all other costs and fees itemised. The property price is guaranteed not to change within the period specified by Axis in the Decision Pack. Peace of mind knowing the total costs involved.
Guarantee Three - Your Fees Refunded*
There are specific instances where Axis will refund its fees or offer to transfer fees with a significant financial incentive. No question, no quibble. Great comfort for you in the event that something goes wrong with the transaction.
Your Axis fees will be refunded if...
- You fail the 'Decision in Principle' by the mortgage lender
- The property is withdrawn from sale by vendor
- There is a material defect in property title, or
- There is a structural defect on survey that makes the property unmortgageable
Guarantee Four - Achieve The Rent You Anticipate*
Where you take possession of a property that is empty and needs a tenant, Axis provides two powerful guarantees that substantially reduce the risk of a) not renting the property or b) not achieving the expected rent.
Firstly, if the property is not let out within 60 days of being ready for occupation, Axis will pay the mortgage from when the property was available for occupation, either for a period of six months, or until it is let, whichever is first!
Secondly, if the property fails to achieve a rental within 10% of that expected, Axis will pay the difference between the gross rent you achieve and 90% of the rent anticipated, for up to 12 months.
Guarantee Five - Due Diligence*
Axis guarantees that every property offered for sale will have passed Axis' internal due diligence checklists in five major areas:
- Market price
- Rental yield
- Location
- Ownership
- Finance (where available)

Axis needs to find a balance between providing genuine value in the guarantees and not being taken advantage of by investors who don't act in the most honest way. Therefore all guarantees are subject to these terms and conditions. Should any term or condition be breached all Guarantees will be void.
'Axis' refers to Actium Property Ltd t/a Axis Property Investment or any other group companies.
Investors are required to agree to the Client Engagement Agreement prior to doing business with Axis. Your failure to comply with any part of the CEA renders the Guarantees null and void.
These guarantees are applicable to all properties that is already built, offered to investors by Axis where specified in the Property Decision Pack. The Guarantee is not relevant for Off Plan property, or where a guarantee of any sort is offered by the vendor which in every case supercedes the Axis Guarantee.
Reservation and finders' fees must be paid on time by bank transfer, and reservation forms also returned within the prescribed timescale.
If a refund is due, the process will be as detailed in the current Client Engagement Agreement.
You must use our designated Mortgage Broker and a lender that they advise. The broker is independent and represents your interests.
You must use our designated Solicitor(s) for conveyancing.
You must use the designated Letting Agent recommended by Axis to benefit from the guarantees related to rental.
The guarantee is applicable to the finders fee paid to Axis and not to other costs involved in the buying process including, but not limited to, valuation fees, reservation fees and any other costs or expenses, regardless of whether they are paid via Axis or directly.
The rental guarantee is only applicable to the first time that the property is let out.
You must accept a suitable tenant as proposed by the Agent. This includes tenants who are or would be claiming LHA or in the USA qualifying for Section 8 or other federal or city support. In the event you reject a suitable tenant this guarantee is void.
"Let out" referred to in the guarantee means the Agent confirms they a client has requested a tenancy which is confirmed by the Agent, not when they move in.
If the 60 day guarantee period includes a public holiday, the guarantee is extended to 70 days from the ''ready to occupy" date.
Axis do not guarantee against a tenant failing referencing because the Agent may stop marketing the property whilst referencing takes place. Failure to pass referencing invalidates the guarantee.
It is critical that you are contactable during the letting process as any lack of response for more than two days renders the guarantees void.
The rental value can change over time and it is the investors responsibility to consider this market risk. If a property is ready for letting more than 90 days after the deal is first offered by Axis the rental guarantee will either be void or Axis will adjust the market rental.
The property must be in a tenantable condition for the guarantee to be valid. This means that the property has flooring, window treatments, light fittings, white goods and furniture if requested by the tenant or recommended by the letting agent. It also means that snagging is completed. The 60 day period starts from when everything is ready for a tenant to occupy.
If at any time it is felt that you have compromised the ability of the property to let out the guarantee will be void.
Guarantees may be withdrawn or amended without notice. Guarantees already in existence will remain valid.
The maximum payment under any aspect of the guarantee is limited to the value of the finder's fee paid excluding VAT and any part of the fee paid as third party commission.
